Over the past 39 years, Dave Kopel has expanded scope of Legal Papers nationally, employs more than 65 people, and is eyeing creation of territories to attract investor participation

Dave Kopel is no stranger to working extremely hard, taking risks, and starting new ventures. The owner of Legal Papers, Inc. worked two separate jobs in high school, including waking up at 4 am each morning to bake bagels at The Bagel Shoppe, before later working the late shift at Furniture Discounters. His passion and work ethic propelled him to expand his process serving company nationally, expand employment to 65 workers, and set the stage for the attraction of new investor participation. Kopel signed a lease with Hill Management Services, Inc. for 1,800 square feet of space and recently relocated to 30 East Padonia in Timonium.  Danielle Bridge, Leasing Manager for Hill Management Services represented the landlord and Mike Mull of Gardner Commercial Realty handled negotiations on behalf of the tenant.

“I have never shied away from putting my time in at work which, combined with realizing what the customer truly wants, are the secrets to my success,” Kopel said. He explained that process serving is a relatively simple task but, unlike other groups which “try twice to make a connection, we never give up and do whatever it takes to reach a successful conclusion.” He added that “the addresses we receive for the process serving are usually 40 percent incorrect, so we utilize a skip tracing protocol which typically allows us to successfully contact the intended party.” Legal Papers employs an “unlimited attempt” procedure which sometimes takes two drivers to accomplish.

After leasing space at Alex Cooper Gallery in Towson, Legal Papers was forced to find a new home because the owner wanted the company’s space for its own purposes. 30 East Padonia immediately captured Kopel’s attention based on the building’s proximity to York Road, the Baltimore Beltway, and walkable amenities. He added that “Hill Management Services puts the interests of its customers first” and “thinks creatively like we always strive to do.”

“Hill Management’s interior design professional provided space planning suggestions that I had not previously considered,” Kopel added, “and the overall transaction could not have been any smoother or simpler. 30 East Padonia also offers expansion opportunities, and Kopel is interested in adding up to five more employees in the coming years to fuel expansion.

Legal Papers already handles work nationally through the use of affiliates but, in the near future, Kopel intends to “carve out new territories for entrepreneurs to purchase and grow their own business in a franchise-like environment.”

In recent years, Hill Management Services completed approximately $1 million worth of exterior improvements to 30 East Padonia, a five-story building comprised of nearly 40,000 square feet of commercial office space. The main feature of the work was the reskinning of the complete exterior with an architectural metal panel veneer system, which transformed Padonia Centre from its former all-brick finish. This also included the upgrade of the main entrance; the replacement of the entire window system and exterior lighting; and the addition of new tenant and building signage, brick stone veneers and an outdoor seating area

30 East Padonia is situated immediately adjacent to Interstate 83 and is less than five miles from Hunt Valley and Towson and 15 miles from the central business district of Baltimore City. It is surrounded by numerous retail centers and restaurants and includes on on-site café. Free surface parking is also available.

“30 East Padonia continues to pull companies away from Towson-area office buildings based on its best-in-class interior and exterior appearance, proximity to the Baltimore Beltway, plentiful free parking, and walkable amenities,” said Danielle Beyrodt, Vice President and Chief Operating Officer of Hill Management Services. “Legal Papers is the most recent example of this flight-to-quality trend, and the company has sufficient space to accommodate planned corporate growth.”
