Enhancements focus on exterior hardscaping and landscaping, as well as physical plant improvements completed to the common area spaces, lounge area, and fitness center 

Peak Management, LLC recently completed a $4.5 million comprehensive interior and exterior enhancement and improvement strategy at Ruxton Tower, a mixed-use community located at 8415 Bellona Lane in the Towson area of Baltimore County. Peak Management, LLC, an affiliate company of Hill Management Services, Incacquired the asset, a multifamily community comprised of 146 high-rise apartment units and a 25,000 square foot commercial office space component, in 2021.  

“Peak Management regularly invests in extensive improvement programs throughout our portfolio to enhance and maintain best-in-class living and working experiences, and assure the long-term performance of assets,” explained Teresa Rosier, Vice President of Peak Management. “We consider Ruxton Tower an iconic project in the Baltimore County marketplace. Given its classic design and outstanding visibility overlooking two major roads, we felt it needed an interior and exterior facelift to modernize the property.”

The most recent renovation program included the updated design of the exterior façade, the addition of a new landscape and hardscape package, wayfinding signage, new clubhouse with game room, and improvements completed to the community lounge and state-of-the-art fitness center areas.

Built in 1964, Ruxton Tower is a 10-story high-rise building overlooking Interstate 695 (Baltimore Beltway) and Charles Street offering units ranging from 800 to 1,489 square feet of space. Peak Management also renovated all of the apartment units with the addition of stainless-steel appliances, in-unit washing machines and dryers, modern cabinetry and vanities, quartz countertops and vanity tops, upgraded door and cabinet hardware, low profile LED lighting, tile backsplashes, tile tub and shower surrounds and flooring.

Resident amenities include an outdoor swimming pool and sundeck, recently-renovated pool house, resident lounge, with game room, a premium-grade fitness center and business center complete with micro-offices and a conference room. The exterior grounds recently added three pickleball courts, a dog park, and private walking trail. The community also includes 235 surface parking and 29 garage spaces.

The ground-level commercial office space is currently leased to a number of professional services groups such as attorneys, physical therapists, dentists, and other medical and healthcare providers. More than 270,000 vehicles pass Ruxton Towers Apartments on a daily basis via Interstate 695.

Shopping center venues located within close proximity to Ruxton Tower include The Shops at Kenilworth, Towson Town Center, Towson Place, Towson Commons and Circle East with numerous grocery stores, soft goods, big-box store, and restaurant options.

Major employers situated less than three miles from the multi-family community are highlighted by the Greater Baltimore Medical Center, Towson University and St. Joseph Medical Center. Other major businesses located approximately 10 miles away are McCormick & Company, the Social Security Administration and T. Rowe Price. Numerous additional businesses are positioned in the nearby downtown Towson business district and the Hunt Valley Business Community.
