Hill Management Services Completes $1.3M Renovation of Sulphur Spring Business Park

Improvements highlights include updating of front façade, installation of new insulated doors, addition of new canopies and replacement of roof on one flex office/warehouse building

Hill Management Services, Inc. has completed the nearly $1.3 million renovation of Sulphur Spring Business Park, a three-building business community in the Halethorpe section of Baltimore County containing nearly 170,000 square feet of flex office/warehouse space.

The scope of the improvements focused on the upgrade of the buildings’ appearance, physical plant features, lighting and tenant signage. Highlights included replacing all roll up doors with new insulated doors to improve energy efficiency, upgrading the exterior lights with Light Emitting Diode (LED) product technology, and changing all tenant signage to new light box signage for better nighttime visibility. Hill Management also removed the mansard roof on one of the buildings and replaced it with an Exterior Insulation and Finish System (EFIS) façade, painted the exterior of all the buildings, and installed new canopies over the building entrances and added a new roof on one building.

J.J. Froh chose the business community for the location of his start-up company Cornerstone Precision Technologies, and initiated operations at the business community late last year. The government contracting firm performs research, development, testing and evaluation of military radar and electronic warfare systems and was looking for a flexible building that could accommodate commercial office and warehouse functions.

The installation of new insulated drive-in doors in all the units will help reduce heating costs during the winter and also make the space more comfortable.”
