Full-service health club extends lease at 80,000 square foot neighborhood retail center in Baltimore County, owned and managed by Hill Management Services

Brick Bodies Padonia has renewed its 60,250 square foot lease at Broad Street Market, a nearly 80,000 square foot neighborhood retail center developed and owned by Hill Management Services, Inc. The move follows the recent renovation and additional strategy, valued at nearly $3 million, completed by the full-service health club at its location at 2430 Broad Street. Brick Bodies operates three full-service fitness and wellness centers throughout the greater Baltimore region and has operated within Broad Street Market since 2013. Danielle Bridge, Leasing Manager for Hill Management Services represented the landlord and John Schultz of H&R Retail represented the tenant in this transaction.

“Our Broad Street Market location has maintained an extremely robust membership and this location is among our strongest performers based on the outstanding consumer demographics surrounding the retail center,” explained Chuck Cavolo, Chief Operating Officer, Brick Bodies Fitness Services, Inc. “Our extensive renovation and improvement strategy, which integrates all our knowledge about the health and wellness space, has resonated with our existing and new members and has validated our investment.”

New “Recover” area targets improvements to mind and body

Brick Bodies Padonia added “Recover” and Pure Raw Juice elements to its space, an effort which required the health club to absorb the adjacent dry cleaners. The new area features four infrared saunas – each equipped with red-light therapy, three zero gravity chairs on which to relax while using compression boots, and two CryoLounge machines offering hot and cold therapy. September has seen the arrival of the latest Recover amenities including three Human Touch Novo XT Pro Plus Massage Chairs offering full body relaxation, stretch and acupressure relief, and dual-lumbar heat for faster recovery. The assortment of apparati and processes provide consumers with a wide range of options to help alleviate aches, pains and soreness from exercise routines or athletic activities as well as to achieve other health and wellness benefits such as stress relief.

Cavolo said Brick Bodies is using its Padonia Recover area as a “pilot” program and intends to roll-out other versions of the concept to additional locations of the wellness and fitness chain.

Brick Bodies chose to partner with Pure Raw Juice because Cavolo indicated its members enjoy consuming healthy drinks either before or after a strenuous workout. Pure Raw Juice utilizes family farming techniques and nutritious ingredients to produce cold-pressed juices, no-ice smoothies, superfood bowls, and other drinks that helps people lose weight, build muscle, or gain energy. “This mission aligns with our beliefs about all-natural fitness training and healthy living,” he added.

Reimagining every aspect of the gym

Post-COVID, Brick Bodies took the opportunity to “examine every inch of its Padonia gym in an effort to reimagine the layout and enhance or add features that directly address the needs of its members.”

The result was covering the former basketball court with turf and adding a network of functional training that transformed the area into “The Yard.” The space features eight Olympic lifting platforms, a “slam wall” for high-intensity throwing workouts, a sled pushing area, all manner of functional training equipment, dumbbells, and space appropriate for running sprints.

The biking studio was upgraded with state-of-the-art lighting and a new video screen, the boxing workout room and main group exercise studio were updated with improved lighting and sound systems, and the Mind Body studio was updated with nearly double the ballet barre space in response to massive growth of interest in barre, yoga, and other mind/body concepts.

Featuring frontage on Padonia Road, Broad Street Market features eight retailers including Mother’s North Grille, Menchey’s Music, and Broad Street Liquors.

“Brick Bodies has been a tremendous anchor for Broad Street Market, which consistently draws strong consumer traffic to the center to the benefit of the entire tenant roster during all dayparts,” stated Danielle Beyrodt, Vice President, and Chief Operating Officer of Hill Management Services. “Extending its lease represents great news for the entire Northern Baltimore County region given its high visibility and extremely strong position in the health and fitness industry.”
